Worth it, but usually not sufficient on its own, and that is an honest answer rather than an upsell. On a set-back wooded property we look at where the house first becomes visible from the drive and design to that sightline. Frequently the best plan puts real weight on drive-line lighting and mature-tree uplighting, with the roofline defining the edge of the house. We will tell you on the walkthrough if roofline-only is going to underdeliver on your lot.

Can you light the trees, the drive, and the outbuildings?

Yes, all of it, and out here it is usually the better half of the plan. Mature hardwood uplighting, canopy work, drive-line accents and entry markers, and runs on detached garages, barns, and outbuildings are all standard. Each is quoted as a separate line item so you can see what it contributes and build the plan you want.

Will you attach anything to my stone veneer or cast columns?

No. All-clip attachment to shingle, gutter, and fascia only. Nothing gets stapled, nailed, or glued to stone, cast stone, or finished millwork. We show you where every attachment point lands on the walkthrough, and if a run would require touching a surface it shouldn't, we route around it.

When should I schedule?

September or early October for your preferred week. Virginia's mild winters give us a long, comfortable season - October through early December in good weather. Larger properties with outbuildings and tree work take substantially longer than a single house, though, so big jobs get slotted earlier in the calendar.

Can you light the back of the house too, toward the Blue Ridge view?

Yes, and on a property with a view it is worth thinking about carefully. The rear elevation and the terrace or patio are frequently where you actually spend evenings, and lighting them is a year-round benefit rather than a seasonal one. The one caution: aim and shield so the light lands on the house and the plantings rather than washing out the view or the night sky, which defeats the point of living out here.

How much does it cost on a larger property?

Priced on linear footage across the house and any outbuildings, roof heights and pitches, number of separate runs, drive and approach length, access across the property, and the scope of tree and landscape work. Multi-structure properties get itemized quotes by structure. We quote after walking the property, including the approach.

Do you take everything down - house and outbuildings?

Yes, all of it, included. Takedown is fast in Virginia relative to northern markets because the weather cooperates. Everything comes back to our facility labeled by run and structure, so next season is a re-hang against a known design.

Why is permanent lighting a better value in Virginia than up north?

Because you actually use the outside here. Mild four-season weather means porches, patios, and yards get used spring through late fall, so a permanent system is lighting the outdoor space you already spend time in rather than being primarily a holiday product. That makes it a twelve-month value rather than a six-week one - and on a property with a long drive and outbuildings, it also eliminates a substantial annual install.
